Real Estate Commission Calculator

See what an agent actually takes home from a sale. Enter the price, the commission on each side, your brokerage split and any fees.

Which side did you represent?

Example numbers are filled in. Commission rates are negotiable and vary by deal, so use the numbers from your agreement.

You take home$8,750
Total commission on the sale
$25,000.00
Your side (listing side)
$12,500.00
Brokerage share (30%)
−$3,750.00
You take home (before taxes)
$8,750.00

That is 1.75% of the sale price, before income and self-employment taxes.

How the real estate commission calculator works

It multiplies the sale price by the rate for each side, keeps the side or sides you represented, takes any referral fee off the top, applies your brokerage split, and subtracts flat fees. What is left is your take-home before taxes.

Protect your number before the closing table

Your commission is a negotiation like any other. If you tend to give it away when a client pushes back, read why you discount even when you believe your price is fair. And if you need more listings to make the math work, start with our real estate cold calling scripts.

Frequently asked questions

How do you calculate real estate commission?

Multiply the sale price by the commission rate for your side. Then take out any referral fee, your brokerage's share and any flat fees. On a $500,000 sale at 2.5%, the side commission is $12,500; on a 70/30 split the agent keeps $8,750 before fees and taxes.

Is real estate commission a fixed percentage?

No. Commission is negotiated between the client and the brokerage on each deal. That is why this calculator lets you enter the listing side and the buyer side separately.

What is a brokerage split?

The share of your commission you keep after your brokerage takes its cut. On a 70/30 split you keep 70% and the brokerage keeps 30%. Some brokerages use flat fees or caps instead, which you can enter as flat fees.

How is a referral fee calculated?

A referral fee is usually a percentage of the referred agent's side commission, paid to the agent or brokerage that sent the client. This calculator takes it off the top before your brokerage split.

Does this include taxes?

No. Most agents are paid as independent contractors, so income and self-employment taxes come out later. Set money aside from every closing.
